Project Feasibility & Investment Analysis
Wos & Wos will examine parameters affecting pending real estate investment decisions and validate strategic assumptions. Review of entitlement approval issues, due diligence, and cap ex assumption greatly affect projected return rates over the holding period. The firm will respond discreetly and professionally in understanding enterprise investment objectives within a specific, local, market context. The firms due diligence work is rooted in the belief that attention to micro details, quantifies and reduces investment risk, wile attention to macro forces, qualifies and increases investment value.

 
Asset Management
Real time information on the financial status of a project is essential in projecting future compliance to budgetary parameters. The firm will analyze existing project and market conditions, review and test existing projections and prepare near term and/or long term recommendation to maximize investment value within a given holding period.

Asset management assignments include; monthly reporting, preparation of investor and finance reports, market conditions analysis, cap ex budgeting, property management and leasing oversight.

Sales & Marketing Coordination
Wos & Wos will assemble a team of qualified Sales and Marketing professionals and tailor a custom design a solution to the scope of work and hand.  The firm has acted on its client’s behalf and coordinated the work of several recognized NYC real estate advertising agencies and brokerage houses.

The firm will provide market analysis and an evaluation of the project and its reception in the market place. Working closely with Customer Relationship Management software professionals, Wos will assist clients in implementing and adapting systems such as Salesforce.com specifically for their sales and marketing needs. 

 
Property Management Services
Since 1987, Wos & Wos Development Corp. has been the property manager for its own residential investment portfolio in Long Island, New York City, Brooklyn and the outlying boroughs.  Successful execution of investment strategy, whether through leasing, renovation or total re-positioning is firmly the responsibility of a hands-on property management team. 

Wos & Wos and its associated partners has evaluated potential property management assignments and prepared detailed Capital Expenditure Budgets and schedules, reviewed residential leasing assignments in compliance with NYC Rent Stabilized and Rent Control Laws and provided monthly custom financial reporting. Wos will provide comprehensive “soup to nuts” commercial and residential and property management services to select clients on a projects by project basis.
